During the valuation, I go through the property with you. So what makes your home special? Is it the charm, the surroundings or perhaps the layout? During our meeting, I will give you an estimate of the price you can expect if you sell.
What a property is valued at by a real estate agent is one thing and what the final price of the property will be when sold is another. It is always the market that ultimately sets the price.
We also calculate the taxes and fees that you have to pay when selling here in Spain. As well as the cost of amortizing any bank loans.

Of course, you should also take the opportunity to ask your questions.

Consider the following

  • Decide on a price you are happy with and the amount should be in €.
  • Be realistic about the price
  • Keep in mind that minor renovations, such as repainting, can improve the experience of the property during a viewing.
  • Get help from a stylist if necessary. Styling is something you can get help with through Silander & Holst.

Once the sale price is set, a contract is drawn up with the estate agent and a photo shoot takes place. The photography has no additional cost to you as an owner.

If the property includes furniture and fixtures, a clear inventory list should be drawn up and attached to a subsequent contract between buyer and seller.

Energy certificates must by law be available before the property can be advertised on the open market. If you would like help in developing this, I can help you. A certificate of residence is also needed for the above.
Once I have the above, it’s time for photography and preparation of sales materials.

After all the above, your property is ready for the open real estate market!

The following documents are to be submitted to the agent in support of the sale

  • NIE numbers and passport copies from all owners
  • Copy of the title deed + possible loan document
  • Copy of the municipal property tax
  • Water and electricity bills
  • Details of the owners’ association (contact details, how much is the fee, current statutes)
  • If possible, please provide a list of fixed costs for electricity, water, fiber and owners’ association fees. This is important information for many potential buyers.
